An Excellent Lesson in How to Not Sell a House

The current housing market in Atlanta is punishing and unforgiving. Even lovely, well-maintained homes that are priced correctly and perfectly turned-out will likely bring offers far below a Seller's hopes and expectations. So what to do about a house like this one on Ivy Lane in Buckhead? The positives here are undeniable: nice, grassy lot on a cul-de-sac; good schools (you can walk the kids to Sarah Smith); a 4-sided brick "3-4" bedroom with what look to be good bones. But with listing photos like this, what are the chances a real buyer would even come look at it? We're not even sure how the owners of this place managed to persuade a real estate agent to list it. But then again, we assume the agent had a hand in the listing, so perhaps they are well matched. $499,900. We wish them luck.
