Seller of Emory Village Bungalow Can Afford to be Realistic

First, the basics: 3 bedroom, 2 bathroom bungalow near Emory Village. Reasonably updated, save for the kitchen. 1683 square feet. Fantastic schools and nice proximity to Emory, Virginia Highland and Decatur. List price: a rather reasonable sounding $425,000. With many neighbors in the $500's and higher, how/why can this seller be so competitive out of the gate? Because he or she bought the place in 1992 for $187,500. Obviously, we're not acquainted with the Seller's financial situation. But even if they get just $350,000 for this house, they'll have nearly doubled their money on a 20-year hold. We're the farthest thing from an investment adviser, but we know a lot of folks that would take a 5% per year return on anything right about now. Real estate...who knew?
