Retail Explosion on Tap for Heart of Midtown

Spendthrifts rejoice! If Daniel Corp. and Selig Enterprises' vision for the massive 12th & Midtown project materializes, the heart of Midtown will pack on nearly 200,000 square feet of retail to compliment its thriving dinning scene. As the Atlanta Business Chronicle reports, that much space would more than double existing retail at 12th & Midtown, which is home to CB2, Exhale Spa and an eclectic slate of restaurants. Additional storefronts could line a parcel north of the existing Loews Atlanta Hotel, as well as undeveloped slots from Crescent Avenue to West Peachtree. Is this much retail what the core of Midtown needs, or will it be too much?

The key, as the newspaper notes, is people. In the last 15 years, Midtown's population has jumped by nearly 10,000 residents, attracted in part by about 7,000 new residential units; another 650 units are currently in the pipeline, the newspaper reports, citing Midtown Alliance data. Walkability is a strong point in the neighborhood, but substantial gaps remain. Daniel and Selig have cobbled together an additional 4 acres within a five-block radius of the standing project and have made offers on more land in the area. But the developers have been mum when it comes to disclosing where exactly the 12th & Midtown project will spread. Republic Couture, the development's first fashion retailer, is set to open in a 7,000 square-foot space this spring. Here's to hoping the future retail wave will stress contiguousness in a part of a town with boundless potential.
