$14.2M Worth of Mediterranean 'Informality' in Tuxedo Park

New, 5 comments

The broker babble for this Buckhead estate promises "gracious informality," which seems more like something you'd look for in a backyard cookout than something you'd drop $14.2 million to get. The lot has been in the same family since 1951, when the current owner's parents purchased the land. The original home was then replaced by this 11,855-square-foot five-bedroom in 2010. The Mediterranean-style manor was built by Jon Berndsen and designed by Florida architect Jeffrey W. Smith, whose work is showcased in a book called Palm Beach Splendor. Blackland Road has more than its share of pricy manors and a history of drawing interest from athletes, Atlanta's elite and even Justin Bieber. But can this mansion actually fetch $1,197/square foot? The prime street address alone won't sell houses quickly. One neighboring Blackland Road property (with a larger house but smaller lot) is asking $10.9 million and has been on the market for 1,996 days (yes, more than five years). Another nearby home wants $5 million and has been trying to sell for a year and three months. Only time will tell whether this estate's Italianate architecture, heated pool and generous 2.76-acre lot will save it from a similar fate.
