Big Cheshire Bridge Proposal could Wipe Out 18 Houses

New, 28 comments

A major new townhome development is in the works off Cheshire Bridge Road that has the potential to significantly alter a neighborhood south of Interstate 85. The proposal by Pulte Homes is in early review stages, but if the plan successfully moves past the zoning board, it would replace 18 single-family homes with an 89-unit development. For those keeping score at home, that's a whole bunch of townhomes.

Before the development can start, Pulte Homes has to gain approval to change the zoning for the current subdivision from single-family to multi-family residential and pass an amendment to the Atlanta Comprehensive Development Plan. Pulte, which has 20 other current or pending developments in and around Atlanta, filed for a zoning adjustment at 1164 Sheridan Road NE on Sept. 1. The Neighborhood Planning Unit meeting for the project was pushed back to November 16th. There is also a public hearing scheduled for Nov. 30 to decide on the land use amendment.

Despite the ongoing apartment and mixed-use development on Cheshire Bridge, the area doesn't have a townhome development of nearly this size. Pulte's other townhome projects, like Brookhaven Crossing and Stonehill at Lenox, feature three and four bedroom units at over 2,000 square feet.

UPDATE: An earlier version of this piece indicated that NPU-F had approved the proposal at their October 19 meeting. This was not the case, and the article has been changed to reflect that.
