The blocks bounded by Peachtree Road, Piedmont Road and Buckhead Avenue are a bit of a time capsule. But with voracious growth nearby, including the opening of Buckhead Atlanta at the southwestern edge of the area, the neighborhood's face is quickly changing. Buckhead Village was once a residential island, but it slowly eroded into the growth of commercial Buckhead. Many small businesses began occupying the old homes, and small retail developments from the 1960s to 1980s came to dominate. That history is quickly being erased, replaced by medium and high-density developments of restaurants, shopping and residences — among them Broadstone Maple and a 14-story tower by Gables Residential. In light of the housing boom, the old businesses are trying to step up their game.
An outdated, tired and half-vacant strip mall at the corner of Peachtree Road and Grandview Avenue, Buckhead Exchange has seen better days. However, owner FCA Partners has lodged an application to renovate the existing buildings, adding wood, stone, metal and stucco and channeling a Shops Around Lenox vibe. It would be a big victory for aesthetes in the neighborhood, and pedestrians will also benefit from the streetscaping and wider, less hole-y sidewalks along Peachtree.

Nearby, Atlanta shindig planners Legendary Events want to transform an abandoned car dealership on Piedmont Road, just south of Peachtree, into a new incarnation of "The Estate," an event space across the street. The plans call for retooling the existing building, adding stained wood and various architectural elements as well as trees to enhance the appearance. Through an agreement with Georgia Power, additional parking and access to Maple Drive would be included on leased land.
