Forget the landlocked suburban Atlanta you know. Envision a new development, snuggled along a scenic waterway, complete with natural preserves, more than 1,500 housing units, a school, half a million square feet of retail, a hotel and 1.7 million square feet of office space. Duke Land Group is hoping to meld those seemingly incongruous images into Roswell, just off of Ga. Highway 400, south of Holcomb Bridge. Billed as Riverwalk Village, it's like Avalon on a European semester abroad. And with dazzling new renderings, the proposal's grandeur really comes into focus.
While this project is hardly Duke Land Group's first undertaking, its sheer scale is unmatched in the company's portfolio. The proposal would transform 104 acres of overgrown land and an apartment complex into a mini-city complete with all the trappings of the major mixed-use projects popping up across the metro. However, what sets Riverwalk Village apart is the large pond at the center of the development and its adjacency to the Chattahoochee River. Duke plans to retain 51 acres as open space, including 13 left in a natural state. The entire development will have public running, walking and biking trails providing access to the Chattahoochee.
The renderings, focusing on the connection of the project to water — basically a foreign concept in our landlocked region — lend an almost Amsterdam-like feel to the proposal, though the water is a bit too sparkly-pure for the Chattahoochee. Nonetheless, Roswell has never look so good.
According to the Forsyth Herald, developers hope to bring plans before government officials later this year — and to potentially break ground within two years.
