Midtown's Next Swanky Rental Tower Officially Launches

The launch of Midtown's next apartment high-rise could be music to the ears of picky Atlanta renters whose amenities checklist includes rooftop pools with hydraulic lap lanes and running tracks in the sky. Such will be the offerings at Modera Midtown, a 29-story tower by developer Mill Creek Residential that will peer down upon The Connector and Georgia Tech. With 435 apartments (including some three-bedroom units), Modera will be a relatively large addition to Midtown's red-hot rental scene. "This is one of the most vibrant neighborhoods in Atlanta, and we're excited to have the opportunity to add to the eclectic, business-savvy atmosphere," Harvey Wadsworth, Mill Creek's vice president, said in a press release. "With its prime location in the fastest-growing portion of the city, we believe Modera Midtown will be a source of pride for our residents." They're banking that those residents will appreciate strategic location and bonkers amenities.

With its 8th Street and Peachtree Place positioning, Modera hopes to capitalize on the relocation of tech giant NCR Corp. next door, where as many as 4,000 jobs could be created. Luckily for Modera, it won't be overshadowed by Cousins Properties' "iconic" 22-story headquarters for NCR.

Developers are also touting Modera's "one block" proximity to Georgia Tech, but the project sounds far too swanky to be an elaborate dorm. Here's how they describe the triple-decker Modera amenities:

"The community will provide residents with a variety of upmarket amenities, including an 1/8 mile running track elevated nearly 100 feet above street level, expansive courtyards, two resort-inspired pools, sky lounge, fitness center, business center and rooftop terraces."

So, okay, "Modera" isn't short for "moderate" or "moderation." But wait — there's more!

"The above-grade parking structures will include multiple car-charging stations for electric cars. Outdoor amenities will be found in three separate locations — the rooftop, the seventh floor and the 26th floor. A dog park and grooming station, in addition to the sky lounge, are part of the rooftop layout. Multiple outdoor bars and grilling stations, movie lawn and a pool will be available on the seventh floor. A second rooftop pool with a hydraulic lap lane is nested on the 26th floor."

Elsewhere, plans call for 12,300 square feet of retail on street-facing sides of Modera's ground floor. Mill Creek confirmed that construction is officially under way but provided no timeline for the tower's completion.
