Latest example of architectural style has unique roof, nebulous square footage

This freshly listed home in Reynoldstown is the latest example of that single-family housing style known as "modern farmhouse" in Atlanta. Similar homes have popped up in the past couple of years in Ormewood Park, Edgewood, and East Atlanta, among other places.

This one has three bedrooms, two and 1/2 bathrooms, a two-car garage, and a dramatic rooftop that should stop an onlooker or two. It's listed at $452,000

According to Fulton property records, it has only 1,124 square feet (that must reflect the previous home on this site). Estately says it’s 1,650 square feet (getting warmer). In any case, it seems to be at least a barn larger than that.

Inside, find designer lighting and reclaimed wood throughout, an open-concept floor plan, polished concrete floors, and a tile fireplace.

The kitchen has quartz counters and stainless steel appliances. Upstairs, there’s a suite with vaulted ceilings, exposed beams, en suite with double vanity, and walk-in tub/shower.

Speaking of walking, the listing predictably touts walkability to Edgewood Retail District shopping and the under-construction Eastside Trail extension. Plans are brewing for a Kirkwood-to-Reynoldstown spur trail that would cut right by this location.
