$700K Kirkwood Craftsman aims for sales record

The bar could be raised if this new-construction snags its asking price

This recently finished Craftsman looks much like the quintessential, larger new home of Atlanta: inviting, traditional style with an emphasis on really large living spaces, both indoors and out. Plus, coffered ceilings.

But its price is atypical for Kirkwood. It listed three days ago at 100 bucks shy of $700,000, which would be the highest single-family home sale in the neighborhood in recent years — and perhaps ever.

The current Kirkwood title holder — another new-build not far away — bagged $675,000 in May.

Here on Murray Hill Avenue, the home in question offers few surprises inside (hello granite, stainless steel, tray ceilings, and gray), but perhaps that’s a good thing. It has five bedrooms and four bathrooms among 3,200 square feet, plus a dynamite, covered back porch that looks out upon a long, deep property touted as being "one of the largest lots on the eastside of Atlanta" in the listing.

The location is walkable to the East Lake MARTA Station and the commercial villages of both Kirkwood and Oakhurst, but not particularly close to any of that. And thus the 43 Walk Score.

Highlights include the laundry room (seriously), the immense butler’s pantry, and the carriage house above the garage, which is currently unfinished despite the price.
