Despite towering ceilings, skyline vistas, and primo walkability, discounted condo has lingered on market since July.

Views of Atlanta don’t get much more sweeping than those from the balcony of this Westside penthouse, where the skyline vistas span from Mercedes-Benz Stadium to Atlantic Station.

Yet those visual perks—combined with selling points that include 14-foot ceilings and two of three bedrooms qualifying as master suites—haven’t been enough to entice buyers to the upper echelon of Atlanta’s western front.

Initially listed at $1.35 million back in July, the glass-filled penthouse sits atop White Provision Residences on Howell Mill Road, surrounded by a growing roster of restaurants and shopping options that helps boost the impressive 85 WalkScore.

Records indicate it traded for $810,000 back in 2014, which helps illustrate where the market has gone.

The building, finished in 2009, counts 94 units total, plus a sweet lap pool and sizable fitness center. This particular pad offers up three parking spaces—plus free guest parking, which equates to a lot of parking for a single condo—and what’s described as an enormous storage unit.

It clocks in with a closet shy of 2,500 square feet, infused with “European-inspired design” throughout, per the listing. The balcony is long, and logic says the views will be largely protected by all the recent investment at Westside Ironworks across the street.

The new ask is $100 shy of $1.2 million, equating to recent discounts of $150,000 total. That breaks down to approximately $45 per subway tile.
