For $425K, this downtown Atlanta loft brings industrial A-game

Unlike, say, Castleberry Hill, downtown’s Marietta Street corridor is somewhat underrated when it comes to being a hot zone of gorgeous loft conversions.

This recently listed, two-bedroom flat at the Hastings Seeds Lofts makes an argument for why that’s unfortunate.

Around the corner from the aquarium, the circa-1920 building was converted two decades ago, but records indicate this 1,838-square-foot unit has had only two owners since, last selling in 2003. The new ask: $424,900.

Beyond the gated parking, head to the top floor to find 12-foot ceilings, massive iron windows, concrete floors, an updated kitchen (with “cutting-edge backsplash,” per the listing), plus beautifully distressed mushroom columns and factory ceilings.

The sleek window between the kitchen and foyer is worth the price of admission alone. And the views to Midtown, especially from the balcony, are rather spectacular.

Overall, the look leans a little cosmopolitan bachelor, which makes the living-room motorcycle seem appropriate.

Perks include a caged storage space in the basement and non-lethal HOA fees ($179 monthly). The communal rooftop deck (tragically not pictured) boasts some of downtown’s most comprehensive views.

The single bathroom (which could use updating) and single parking space could be hindrances, but a sink and countertops are hardly major surgery, and the listing notes an additional parking spot is available for purchase.

Noticeably absent from the Hastings complex are typical condo amenities like a gym and pool. But, as developers explained to Creative Loafing in 2000, when the building was being heralded as an adaptive-reuse pioneer: “The amenities are secure parking and a rooftop deck—but people don't come here looking for typical amenities. The amenity is the space.”
