A midcentury modern office tower at the eastern edge of downtown Atlanta could be transformed into the city’s latest privatized dorm.
Currently the home of United Way and many other nonprofit organizations, the Robert W. Woodruff Volunteer Service Center Building at 100 Edgewood Ave. is being marketed for sale as a student housing conversion. A price isn’t specified.
Sitting at the front door of Georgia State University, across from Hurt Park—which itself is slated for an overhaul—the building has served as offices since it was constructed back in 1965.
However, with the current boom of off-campus student housing in Atlanta, it wouldn’t be a major surprise if the building’s next life was residential.
The promotional information being circulated by Colliers International notes that six colleges and universities, educating more than 74,000, stand within a four-mile radius of the property.
Negotiations are underway with many of the building’s tenants, as the current owner empties the tower in preparation for a sale.
Along with the 18-story office tower, the four-acre campus spanning Lynch’s Alley includes a large parking deck, surface lot, and mid-rise office building. New owners can choose to buy the tower alone, or other pieces of the property as well.
Just up the street, another private student residence is planned to serve GSU students by next year. No word on a groudbreaking date for that project.
