At Atlanta’s Perimeter, two proposals could bring more density to Dunwoody

Hotel and office projects are latest ventures in the rush skyward at urbanizing district

Two new projects, an office building and a hotel, are slated to go up near Perimeter Mall in Dunwoody.

Nexus—a 14-story office building—is planned on a southwestern outparcel of the mall, adjacent to the Dunwoody MARTA Station. The Atlanta Business Chronicle reports that Trammell Crow, in partnership with Transwestern, hopes to build the tower to tap in to pent-up office demand in the area.

According to drawings, the building is designed by local firm Cooper Carry, who also designed the State Farm campus located immediately across the MARTA tracks from Nexus.

On the other side of the mall, plans call for a 12-story hotel along Ashford-Dunwoody Road.

According to Reporter Newspapers, this reincarnation of a decade-old proposal would bring a 200-room facility and 50,000-square-feet of commercial space, likely including a restaurant.

Before the project can move forward, the site will have to be rezoned.

The Perimeter market, encompassing land in Sandy Springs and Dunwoody, has exploded in recent years with development, leveraging access to MARTA, Ga. Highway 400, and Interstate 285.

Look for more projects, including the massive High Street, to move forward in coming years.
