Posh property is surprisingly cheaper than last listing in 2014

High atop Midtown’s Luxe condo tower, this penthouse is marketed as having “a terrace like no other,” and that might not be hyperbole.

From this main terrace—it’s joined by a huge balcony, too—the amorphic skyline of Midtown is visible in periphery. Of course, as with any dynamic city, that means high-rise views are subject to change, and this property has plenty of new neighbors in the clouds. (Hello, YOO).

But it’s also substantially cheaper (about $400,000 less, in fact) than the last time it hit the market three years ago. The new ask: $1.29 million.

What’s changed? There’s fresh paint, a decluttering of furniture, and immeasurably better listing photos, which capture what the listing describes as “designer EVERYTHING.” That means a six-burner Wolf range, zebra-striped Italian marble countertops, custom black-walnut cabinetry, and more.

But back to the outdoor spaces, all adorned with groovy plant-life and bountiful seating: Views span from Midtown, to the Piedmont Park oval, and Buckhead skyline, showing a location that translates to a dynamite 86 WalkScore.

Back inside, perks include 18-foot ceilings, a sleek master bathroom, and a layout conducive to social gatherings.

Possible stumbling points could be the total number of bedrooms (two) and indoor square footage (1,941), which breaks down to nearly $670 per heated/cooled square foot. HOA fees also clock in at nearly $700.

But especially for Atlantans always itching to be outside, there’s much to love here. Property records indicate this penthouse (one of three) hasn’t moved since the economic doldrums of 2011. The price then? $875,000.

Time machine, please.
