First came The Shops Buckhead Atlanta.

Next up, naturally: The Office Buckhead Atlanta.

OliverMcMillan, the developer who transformed stagnant pits into six city blocks of upscale shopping and dining, today unveiled finalized plans for a 17-story office tower that’ll rise next door, replacing the former HiFi Buys building.

With 30,000 square feet of retail at its base, the planned, glassy structure will offer 300,000 square feet of offices for companies hungry for a place in the “region’s most sought-after mixed-used destination,” Jeff Zeigler, OliverMcMillan’s Senior Managing Director of Retail Services, said in a release.

Tentative plans for this Buckhead Village office component first emerged two years ago, showing multiple towers back then. Plans were reportedly condensed to roll back costs.

Designed by Gensler, The Office Buckhead Atlanta will include a “premier” fitness center and oversized windows that emphasize panoramic views from Buckhead to downtown, officials said.

The Paces Ferry Road address, they were quick to point out, already boasts a 93 WalkScore.

Construction will launch soon with demolition of the HiFi Buys building, which OliverMcMillan used as project offices while developing the posh shopping district across the way.

Completion is expected by early 2020.
