Facing Oakland Cemetery, rentals will offer skyline views and walkability to restaurants, bars, and headstones.

The neighborhood around Oakland Cemetery, clustered along Memorial Drive, is experiencing a major development boom.

With apartments, mixed-use projects, an office building, and a linear park all proposed, in the works, or recently delivered, keeping track of the activity can be difficult.

The latest major development—facing Oakland, next to the under-construction Larkin on Memorial—is Lumen. The 237-unit apartment building will offer studios as well as one-, two-, and three-bedroom floorplans.

Construction is progressing quickly on the site, with five stories framed along Memorial Drive. According to the project website, the building is inspired by the industrial vibe of the neighborhood and features unspecified midcentury touches.

As is de rigueur, units will feature plank floors, Quartz countertops with undermount sinks, stainless steel appliances, Nest thermostats, and built-in Bluetooth speakers.

Shared amenities will include a fitness center with a yoga/spin studio, a rooftop “Sky Lounge” terrace with views of the downtown skyline, a club room complete with space for “social dining,” and a “multi-level” infinity-edge pool.

Construction progress.

Pre-leasing has begun, though prices won’t be available for another month, according to developer Atlantic Realty Partners. The project is slated to cost $50 million. Work is expected to wrap up in the spring.
