Surprises abound among these 1,751 square feet perched over Peachtree Road

Perched in a ritzy Buckhead tower, this two-bedroom-plus-den condo is being marketed to Atlanta high-rise aspirants who appreciate watercolor sunsets over downtown, Midtown, and various malls.

On the market for more than three months, the Ritz-Carlton Residences flat is chockfull of surprises and deluxe finishes across its 1,751 square feet. Some of which are probably more appealing than others.

Beyond the sunsets, perks include the kitchen’s white marble and wine fridge, the sprawling balcony (or balconies?), the not-cheap Phillip Jeffries textured wallpaper, and a luxe master bathroom with Ritz-approved marble.

Elsewhere, behind an industrial-style sliding door, is a small recording studio that could appeal to Atlanta’s swelling pool of successful voice-over artists. In the family room, per the listing, find a “freshly painted” brick wall and, nearby, a “stunning” but massive faucet.

Initially listed for $1 million in early October, the property has inched skyward to its current ask of $1.12 million, as posted earlier this week. That’s an interesting tactic. Also worth noting are the not-insignificant HOA fees of $1,373, which afford access to really choice amenities enjoyed by ATL celebs.

It last traded for significantly less—$684,000—in 2013.

Of course, five years has made a night-day difference in Atlanta real estate, but is the difference in price justified?
