Bold-painted dwellings within a few blocks of each other ask exactly the same price

Within the past few days, a pair of vibrantly painted West End bungalows has appeared on the market, each aiming to join roughly a dozen other homes in the neighborhood that have recently sold for north of $300,000.

Both tout charming touches and proximity to the BeltLine’s Westside Trail. Both have driveway parking and two bathrooms. And both are priced at $349,900.

The similarities basically end there.

Here’s a breakdown:

...

Year built: circa 1920

Square footage: 1,705

Bedrooms: 4

Bathrooms: 2

Bonus: 73 WalkScore; secure windows

Drawback: Backyard has potential, but it’s rough

On Mathews Street, this recently finished gut-renovation near the Wren’s Nest boasts the old-school charm of 12-foot ceilings, decorative windows, and original hardwoods.

It has four roomy bedrooms and fireplaces that may or may not function—but add character nonetheless. Beneath it all is an unfinished basement with plumbing “to make this home comparable to nothing in the neighborhood,” per the listing agent.

Projected finish: February 2018

Square footage: 1,550

Bedrooms: 3

Bathrooms: 2

Bonus: Roughly two blocks from Beltline, West End Park

Drawback: Overall size could be a squeeze

Coincidentally or not, this smaller new-build listed at exactly the same price as the bungalow above, a couple of days later.

It’s a work-in-progress that might offer a more refined package overall, with a large kitchen and lovely trim that includes style-appropriate wainscoting and cove crown molding in the master bedroom, which also has a walk-in closet and frameless shower. Projected completion is mid-February.
