Luxury, four-story stacks at Old Fourth Ward’s Studioplex target summer debut

An Old Fourth Ward residential project fronting the freshly cured Eastside Trail extension is aiming to take Beltline living—and townhome pricing—to the next level.

The under-construction Residences at Studioplex will deliver 19 townhomes with four levels, rooftop terraces, and elevator service near Krog Street Market, just south of the Beltline’s intersection with Irwin Street.

With prices starting at $1.2 million, these would appear to be the priciest townhomes in Atlanta right now south of Buckhead.

Developer Thrive Homes—the company behind recent townhome builds in Reynoldstown and Oakhurst, with another underway in East Atlanta—predicts the Studioplex residences will deliver this summer. The largest of the bunch ask north of $1.4 million.

Beyond location, the level of interior finishes will make the four-bedroom, four and a half bathroom offerings at Studioplex stand out, Chris Rudd, Thrive Homes president, told Curbed Atlanta in an email.

“We wanted to make these customizable while providing the highest level of townhome living possible,” said Rudd.

The exteriors will incorporate painted brick and limestone elements, with metal sunshades and expanses of windows meant to flood interiors with light.

Per marketing materials, perks will include 10-foot ceilings downstairs, wide-plank flooring, handcrafted millwork, Circa lighting, Wolf and Sub-Zero appliances, and at least one terrace up top.

Floorplan options of 3,057 or 3,508 square feet, each above two-car garages, are available.

Below the townhomes, confirmed retail tenants thus far include Butter & Cream ice cream, an Asian restaurant concept, juice bar, cocktail bar from the 18:21 Bitters crew, and an unnamed pizza concept by the former purveyors of O4W Pizza.
