The listing for this sprawling mountaintop residence in Cumming paints a soothing picture: “Start your day on the private covered veranda as you sip your coffee and watch the sunrise across all of metro Atlanta.”

Sound appealing? That’ll be $9.5 million even, please.

Built the year the Olympics came through Atlanta, this sprawling, multitiered traditional offers some of the most Los Angeles-style views in the metro, with sparkling nighttime vistas that stretch from Lake Lanier and Stone Mountain to Midtown and Kennesaw Mountain in the west. Those twinkling towers of downtown in the distance, per the listing, are 45 minutes away.

Find it high atop Sawnee Mountain, which at nearly 2,000 feet is Forsyth County’s zenith and taller than the mounds listed above. Adding to the home’s resort-style feel is the five acres of forestland it occupies, with more than 900 acres of preserved parkland around it.

A unique property, indeed.

As is, the interior aesthetic is devoutly suburban traditional, with facets from ceiling fans to kitchen cabinetry that scream mid-aughts design—if not dated Dahlonega lodge. The craftsmanship is described as “unsurpassed” and “masterful,” but the $9.5 million asking price might not leave much room for unimpressed buyers to adjust. (Or maybe, at this price point, massive renovation costs are no impediment).

With an array of outdoor options that includes a rooftop crows next, lagoon-style pool, and tucked away fire pit area, the house counts 6,200 square feet, six bathrooms, but just as many bedrooms (four) as slots for cars in the garages. It listed about six weeks ago and has held its price firm since.

Large windows and seating areas work hard to capitalize on this 300-degree, panoramic viewfest, which prompted another bit of listings poetry:

“It is like another world, away from the hustle and bustle of the busy city, yet still conveniently located close to all amenities and major transportation routes.”

Then again, up here, in the open air, it’d be hard not to feel inspired.
