Curbed Comparison: For $750K (or less), these Edgewood, Kirkwood homes still linger on the market

Despite innovative designs, sophisticated details, these homes haven’t received an offer after more than 100 days 

For this Curbed Comparison, we’re examining two listings that can’t seem to move from “for sale” to “sold” despite good locations and up-to-date interiors.

With one a complete renovation and the second a new rebuild, there shouldn’t be anything to fear regarding dated kitchens, flooring, or finishes.

One reason, though, these homes may remain available are their respective asking prices. Both are at the high end for their neighborhoods, although the Kirkwood property isn’t too far off the mark.

Price: $650,000

Neighborhood: Edgewood

Listed in November, this 1947 craftsman underwent a complete renovation that included a new second floor and an expansive master suite. It’s not clear, but it appears the lack of garage remains a stumbling block for potential buyers.

Square footage: 2,972

Price: $749,900

Neighborhood: Kirkwood

A rebuild originally listed last August, this prairie-style Kirkwood re-entered the market last month, this time with some (partial) staging. Boasting cedar accents, an innovative kitchen, and “limitless potential” in the unfinished basement, this home is “BRILLIANT!”
