Along the Chattahoochee River in Smyrna, construction has begun on a mega mixed-use development to include apartments fronting a 12-acre park.

Riverview Landing, which has been in the works for a decade, will transform 82 acres beside the river. Last year, Smyrna officials gave final approval for the project to begin.

Now, construction has begun on the first phase, including the Eddy at Riverview Landing—a 310-unit luxury apartment development incorporated into “a walkable waterfront oasis.”

The building will feature one-, two-, and three-bedroom residences, ranging from just over 630 square feet to more than 1,400. The smallest units will start around $1,150 per month.

Developers says residents will be able to enjoy walking and biking trails, a kayak launch, public dock, coffee shop, community theater, and 8,000 square feet of retail and coworking space as part of the larger venture.

Beyond the apartments, plans will include for-sale options, too.

A mix of 65 single-family houses and 233 townhomes is anticipated. Townhomes are expected to start in the $200,000s and range into the $400,000s.

The first phase is anticipated to be complete by spring next year.
