Half-sold community promotes a cheaper, walkable alternative to Atlanta living, but will intowners bite?

Due north of Marietta’s thriving downtown square, a relatively dense townhome community is proving popular with buyers, developers say, by offering urban-style amenities without today’s intown Atlanta prices.

The fourth phase of North Square is set to rise along Canton Road, touting easy access to Interstate 75 and walkability to the Cobb County city’s popular and historic commercial hub.

With prices from the low $300,000s, the community will deliver 90 residences when finished, and half of existing units have sold, according to Engel & Völkers Buckhead Atlanta.

Sample square footages advertised online land just north 2,000 square feet for homes priced as low as $314,000. Three different floorplans are offered.

The Traton Homes venture is positioned about 1.2 miles from the Marietta Square (and 20 miles from Midtown), but on the bright side, the walk is pretty much a straight, southward shot.

“The Marietta residential market is seeing an influx of homebuyers interested in communities that offer location, convenience, and affordability,” said Engel & Völkers advisor Gene Rector in a press release.

Next up, North Square’s fourth phase will offer three-bedroom, two and a half bathroom townhomes with two-car garages and requisite granite, stainless steel, and open layouts. Beyond the units, find a community pool, outdoor fit pit, and cabana (singular).

The project might not score metro-wide awards for architectural achievement, but all things considered, could the prices entice ATL dwellers to consider central Cobb living?
