Cabbagetown’s Memorial Drive condos are half-sold before construction starts

With prices starting in $200Ks, five-story building and five townhomes are planned for the site

A unique Memorial Drive condo offering at the edge of Cabbagetown could soon move toward construction, as half of the units have been claimed.

The project, 764 Memorial, is proposed for a long-scraggly site across the street from under-construction Atlanta Dairies. Now, the project’s website reports that 50 percent of the building has been sold.

Announced last year, 764 Memorial will be built where a similar project was planned to rise before the recession. ITP Development has plans for a five-story, brick-and-stone building to feature 11 one-bedroom units and 13 two-bedroom options.

The site, long dormant, may soon see construction activity.

As units have sold out, three more floorplans have become available—with two including large rooftop terraces. All units feature balconies facing Memorial Drive.

Prices start in the $200,000s and range up into the $300,000s.

Additionally, five live-work townhomes are planned, bringing the total number of units to 29. Plans also call for office and retail space at the base of the building fronting Memorial Drive.

Permit filings from this week indicate that work could soon get underway on the site, and the project website states delivery could come this fall.

With the reuse of existing foundation walls on site, developers have said construction of the wood-framed building could move quickly.
