Latest crop of modern-style eastside Atlanta homes asks $750K to (far) beyond

New, 26 comments

All boast of stunning interiors, gorgeous outdoor spaces, and, of course, highly desirable locations

Edgewood and Kirkwood are bursting with nontraditional residential style these days.

Throughout Atlanta’s eastside, new nontraditional houses have been sprouting for years—most of them pricey, and probably fine places to call home, but clearly not all were done by the top architecture firms in town.

This post-recession trend shows few signs of slowing down.

These atypical homes usually sport clean, often adventurous lines and sharp angles common to contemporary architecture, along with requisite “custom” features. Think custom kitchens, custom built-ins, and custom closets, to name a few.

Unlike many similar listings, this latest modern eastside trifecta, as spotlighted below, does go the extra mile, each with private backyards complete with landscaping.

From a fenced-in yard outfitted with a detached garage to multiple covered decks and a massive rooftop terrace, each property includes noteworthy outdoor living spaces that complement the interiors.

Even so, the asking prices for these properties are well above the average sale prices for large homes in the area, begging the question, “Are they worth it?”

Let’s delve into the details.

EDGEWOOD

Price: $775,000

Built: 2018

Square footage: 2,653

Bedrooms: 4

Bathrooms: 4

Summary: Down the street from the Edgewood Retail District, this “incomparable modern prairie” is big on details, like the accent wall in the living room, the tray ceiling in the kitchen, and the barn doors on both the pantry and the master bathroom. The fenced-in backyard with covered patio is a nice addition, but the detached garage with finished studio and alley access—while comparatively bland from the exterior—is the real bonus.

KIRKWOOD

Price: $749,000

Built: 2018

Square footage: 2,832

Bedrooms: 4

Bathrooms: 4

Summary: “Guaranteed to wow,” this nontraditional dwelling on a slope off College Avenue contains a wealth of farmhouse finishes, hardwoods throughout, and two decks that provide plenty of space for entertaining. In fact, given the attention showered on the backside (or is it frontside?) decks, it’s a bit surprising the front “porch” is nothing more than a covered step outside the front door, especially given that “balcony” above it.

EDGEWOOD

Price: $999,000

Built: 2018

Square footage: unknown

Bedrooms: 4

Bathrooms: 4

Summary: “Extraordinary” and “one of a kind,” this contemporary in the heart of Edgewood is most definitely spacious, from the two-story living room to the 10-foot ceilings in the master bedroom to the “meticulously executed master bathroom.” However, just how spacious is unknown given that the actual square footage isn’t disclosed. The expansive, covered rooftop terrace is quite the coup, along with the detached garage tucked into the fenced backyard. One thing’s inarguably extraordinary: The asking price, which is aiming for Edgewood’s single-family sales record.
