The densification of Buckhead is continuing where two main, multilane arteries come together.

Mill Creek Residential, a multifamily developer that’s been extremely active in Atlanta lately, announced today that construction has launched in Buckhead’s financial district on an apartment project called Modera Prominence.

The seven-story venture broke ground in early July, with a mix of 319 rentals and 21,000 square feet of retail—arranged in a unique central plaza, or facing busy streets—expected to deliver in early 2020.

It’s under construction at the typically clogged intersection of Lenox and Piedmont roads, next to Buckhead’s Prominence tower (thus the name), across the street from Atlanta Tech Village.

The corner lot, home to trees and lawns before, counts easy access to PATH400, while developers trumpet walkability to “300 of the world’s most prestigious retailers” at Phipps Plaza and Lenox Square, plus jobs and entertainment.

Beyond the tucked-away retail plaza, unique aspects will include a coworking space along Lenox Road aimed at millennials with flexible hours and start-up employees. (A sixth-floor “sky lounge” might also function as a coworking hub, developers said).

Meanwhile, true renting ballers could be drawn to loft-style flats on the seventh floor, each with rooftop terraces, shade trellises, and outdoor lighting.

Elsewhere, Mill Creek expects to equip the building with yoga, spin, dog wash, and “bike lounge” options, with a cabana-laden pool arrangement perched above the plaza’s businesses.

The project marks Mill Creek’s sixth incarnation of the Modera brand in metro Atlanta, spanning from Vinings to Morningside and including Modera Buckhead down the street, which is set to deliver about 400 apartments within 21 stories in a few months.
