Spanning more than 5,000 square feet, Harrison Design project from 2017 has yet to score buyers

Despite an address that pairs prestige with walkability, perks that include Thermador appliances, and a wealth-wooing floorplan of 5,211 square feet, this Morningside residence hasn’t exactly seen buyers lining up at its handsome stoop.

Find it on sloping McLynn Avenue, which is dotted with well-kept bungalows and similarly large new-builds. It’s tucked off North Highland Avenue, between commercial pockets that are home to, for instance, D.B.A. Barbecue and Doc Chey’s Noodle House.

The work of Harrison Design, the four-bedroom, four-bathroom floorplan counts what are described as “luxury custom finishes throughout,” although not much stands out. Which could be the point—the subtle quality approach.

But could buyers with $1.5 million to spend be hungry for something a little more special?

Initially listed back in April 2017 for $1,489,500, the property reappeared on the market this week—for $10,000 more.

Attributes include entree into top-rated Morningside schools, 10-foot ceilings, and one tremendous pantry. There’s also potential to fashion a fifth bedroom and bathroom in the basement, and an in-law suite above the detached garage, per the listing.

Speaking of, that garage, driveway, and the substantial home footprint have left little room for any sort of yard, which isn’t always a drawback, but certainly could be in a family situation. (The backyard fencing, meanwhile, is depressing.)

The area is dotted with impressive properties in the $1.5-million range, so sheer options could also be having an impact here.
