Roomy modern duplex unit in Edgewood just got $70K cheaper

Now priced at $560K, the “stylish and modern, yet elegant” townhome has been listed since July

Around the corner and down the street from Edgewood’s densifying MARTA hub, this modern duplex has transformed a formerly empty lot in dramatic fashion, like other large contemporary properties in surrounding blocks.

The listing stresses “LOCATION” in all caps and points to 10-minute proximity to Krog Street Market (and Tunnel) and the Beltline, while Little Five Points and “lots of construction and development” in Edgewood is even closer, it notes.

Combined with the leafy, relative quietude of residential Edgewood, the location is called “the best of both worlds.”

With its generous size of 2,551 square feet, the three-bedroom unit in question (A, on the left) breaks down to $219 per square foot, which is mild compared to other eastside neighborhoods right now.

Nonetheless, it’s lingered on the market for several months, after initially listing in the hot selling season.

The “stylish and modern, yet elegant townhome” might not warrant a Dwell feature, but the perks begin with a two-story foyer—with one dramatic chandelier for impressing guests—and are bookended by a surprisingly large, TV-ready porch with a fireplace. The latter feature covers a similarly large outdoor patio at ground level.

Inside, find 10-foot ceilings, a butler’s pantry, kitchen cabinetry that stretches to the ceiling, plenty of horizontal windows, and a dab of shiplap.

On the flipside, backyard privacy doesn’t really exist, and the 52 WalkScore speaks to the distance to most attractions on foot.

Unit A listed at $630,000 in July and has been reduced, as of this week, by 11 percent. That’s a roughly $70,000 discount, and it puts the home on par with considerably smaller townhomes in the vicinity.

The new price, as listed with Atlanta Communities Real Estate Brokerage, is $559,900. The neighboring unit isn’t listed and doesn’t appear to have recently sold.
