The Alpharetta City Council green-lit a rezoning proposal Tuesday that could pave the way for the redevelopment of a section of North Point Mall, according to the Atlanta Journal-Constitution.
Mall owner Brookfield Property Partners cleared the bureaucratic hurdle, which allows more than 80 acres of mall property to be rezoned to permit 24,000 square feet of new apartments and retail to be built at the suburban shopping hub.
The big idea is drawing comparisons to 86-acre Avalon nearby.
The project, designed by Dwell Design Studio, would also outfit North Point Mall with additional green space and a multi-use trail wrapping around it on North Point Circle.

A bulk of the overhaul will take place at what was once North Point’s Sears department store, transforming the site into “The Point.”
The redevelopment would also entail a major, pedestrian-friendly makeover of the mall’s main entrance, plus a 5,000-square-foot expansion of the 2,000-square-foot onsite playground.
The Point is slated to add some 300 residential units in three buildings, in addition to three buildings’ worth of new retail and restaurant concepts.

The Point’s housing offerings would include 175 one-bedroom units spanning between 700 and 900 square feet and starting at $1,400 per month, as well as 125 two-bedroom residences covering between 1,050 and 1,250 square feet for about $1,900 monthly rent, according to the AJC.
This news comes on the heels of Alpharetta’s Avalon mixed-use complex’s immense success; the newish development snagged some retail tenants from North Point, including Apple, Gap, Banana Republic, and J. Crew, according to the Atlanta Business Chronicle.
The open-air option, the AJC reported, was just too good to pass up.
