Although the newest Modera-branded Mill Creek Residential project just broke ground last summer, glimpses of what the development’s next phase could look like have emerged in permitting documents obtained by Curbed Atlanta.
At Buckhead’s high-traffic corner of Lenox and Piedmont roads—aka, the Buckhead Loop—Modera Prominence’s under-construction first phase is promising more than 300 rentals and some 21,000 square feet of retail in a seven-story apartment complex.
That piece of the puzzle is expected to deliver in early 2020. What could come next looks like it would be quite a bit grander.
The second phase of Modera Prominence’s development, according to a Special Administrative Permit (SAP) project summary, could bring a 22-story tower with 407 apartments to the area.
Its Lenox Road frontage would also link to PATH 400, the multi-use trail strung along Ga. Highway 400, according to the documents.

The plans are still tentative, so a clearer picture of the project could come to light in coming weeks or months. Modera reps declined comment this week.
Phase 1 of the project—named for its proximity to Buckhead’s Prominence Tower—is replacing a plot of green space and being marketed for its walkability to high-brow retail hubs such as Phipps Plaza and Lenox Square, as well as entertainment and job opportunities.

Developers hope the complex, which is expected to feature coworking space, a sixth-floor “sky lounge,” and rooftop terraces, will appeal to millennials
Mill Creek is also supposed to deliver yoga, spin, dog washing, and “bike lounge” options, in addition to a retail-topping pool deck.
Other Modera projects include developments from Vinings to Morningside and the nearby Modera Buckhead, which is producing about 400 apartments in a 21-story building.
