Over the next few years, downtown’s development map will surely witness tremendous densification.

Take, for example, the multi-billion-dollar Gulch overhaul, Underground Atlanta’s massive redevelopment, and the ongoing revival of South Downtown at large.

Well, those projects—by developers CIM Group, WRS, and Newport, respectively—aren’t the only ones promising to transform the face of the neighborhood.

Last Friday, land marketing and consulting firm SSG Realty Partners posted a YouTube video marketing a roughly 10-acre parcel that could one day host upwards of 10 million square feet of new commercial and residential developments.

The site, at the corner of Ted Turner Drive and Whitehall Street—just south of some of the first land CIM Group bought at the Gulch—is called Artisan Yards, and SSG claims it has the potential to be converted into “a new center for Atlanta's creative community, appealing to tenants and residents engaged in advertising, marketing, design, media technology, and entertainment,” according to the video.

A big chunk of the property, SSG says, offers the highest zoning density available in Atlanta.

“The Artisan Yards site can potentially accommodate development of multiple buildings more than 50 stories tall, and all of them overlooking Interstate 20,” the video says.

The conceptual renderings featuring such gargantuan skyscrapers shown in the video were drafted by Atlanta-based architecture firm Nelson Wakefield Beasley.

Whatever project finds its way to Artisan Yards will offer easy access to the Garnett MARTA station, Mercedes-Benz Stadium, and the Georgia World Congress Center, among other downtown attractions.
