Sitting nine floors up in the Meridian Buckhead, this 1997 condominium strives to make a big impression.

According to the listing, this unit has the largest non-penthouse floorplan in the building, with two bedrooms and two bathrooms in 1,804 square feet.

There’s also a den, a formal dining room, and an oversized kitchen that definitely rivals the kitchens found in many single-family homes. While most of the living space is covered with granite and marble flooring, the bedrooms contain hardwoods.

Both bathrooms also are very large, with both having double vanities and lots of counter space, also a rare find for most condos.

This particular unit also includes two balconies that are “above the excitement of Buckhead” – that is, if you’re into shopping center parking lots.

The one drawback could be parking. The unit comes with one “prime” assigned parking spot in garage; it’s not clear if a second parking spot is available.

Built-ins add plenty of storage.

Building amenities are not in short supply either, with a 24-hour concierge, gym, rooftop swimming pool, library, theater, putting green, and grilling area. Per the listing, the HOA fees are just $49 per month, which is quite a bargain if they hold up.

UPDATE: The HOA fees have been confirmed at $594 per month, with a second parking spot available for purchase. The parking spot price is negotiable with the offer.

And with a current asking price of $449,000, it’s possible this condo may garner a solid offer sooner rather than later. Time will tell.
