Listing: Private beach, party dock, massive bar make this renovated six-bedroom “your very own lake resort”

If ever a lakeside home belonged near Margaritaville at Lanier Islands, it’s this one.

Just in time for Georgia’s oppressive swelter, a sprawling property in Cumming, poised across the water from the Jimmy Buffett-themed attraction, has listed with promises of being “your very own lake resort!!”

And that claim isn’t unreasonable.

Spanning nearly 5,500 square feet with three levels of deck space that could be measured in acreage, the house occupies about an acre on Forsyth County’s coveted Lanier Drive. That’s on the southwestern flank of the huge lake, about 45 miles from downtown Atlanta

The proportions might be outrageous, but setting-appropriate renovations don’t seem to have missed much across this six-bedroom, six-bathroom residence from 1988.

The true kicker, however, is the private beach, which looks out upon the elevated party dock with two jet-ski ports and hydro-lifts beneath. That’s all buffered by land owned by the Army Corp of Engineers—a boon for privacy.

Like virtually any property with direct access to Lanier, this home comes at a premium. In this case, it’s $1,695,000, as listed last week by Berkshire Hathaway HomeServices Georgia Properties.

Slip into some flip-flops, pop the top on a Corona, and have a look around.

In this main living space, the vaulted ceiling is Cypress, the island area is large, and the dining section counts lake views.
What’s described as a “designer antler chandelier” in the formal dining room.
A deck off the main level with wraparound lake views and one of (at least) two porch swings.
The terrace level, with a second full kitchen and access to a stone patio.
A custom bed and recessed speakers on the terrace level.
The party really starts around back at a bar that seats 11 or more along Sinker Cypress countertops. It has a sink, fridge, and zoned wine cooler.
Find a fire pit and big cozy porch swing at ground level.
Massive trees shade the private strip of beach, with equally private trails wending through adjacent ACOE land and nature preserves.
