If ever a lakeside home belonged near Margaritaville at Lanier Islands, it’s this one.

Just in time for Georgia’s oppressive swelter, a sprawling property in Cumming, poised across the water from the Jimmy Buffett-themed attraction, has listed with promises of being “your very own lake resort!!”

And that claim isn’t unreasonable.

Spanning nearly 5,500 square feet with three levels of deck space that could be measured in acreage, the house occupies about an acre on Forsyth County’s coveted Lanier Drive. That’s on the southwestern flank of the huge lake, about 45 miles from downtown Atlanta

The proportions might be outrageous, but setting-appropriate renovations don’t seem to have missed much across this six-bedroom, six-bathroom residence from 1988.

The true kicker, however, is the private beach, which looks out upon the elevated party dock with two jet-ski ports and hydro-lifts beneath. That’s all buffered by land owned by the Army Corp of Engineers—a boon for privacy.

Like virtually any property with direct access to Lanier, this home comes at a premium. In this case, it’s $1,695,000, as listed last week by Berkshire Hathaway HomeServices Georgia Properties.
