At this price point, homes are still plentiful all around the city

For this installment of Curbed Comparisons, we look at what $400,000—give or take $2,500—purchases around Atlanta at the moment.

This particular price point is still an ideal target for finding homes around the city, rather than just two or three specific neighborhoods, as with higher marks. Another commonality: Regardless of home type, most of these clock in at about 1,300 square feet—not too large, but not exactly shoeboxes either.

Located on Faith Avenue in Ormewood Park, this 1,323-square-foot bungalow features three bedrooms and two bathrooms. Inside, the 1945 home was updated in 2013, which is reflected in the kitchen and bathrooms. In addition, it has a new HVAC system and an updated water heater, plus a replaced water line. A fenced backyard and deck provide plenty of space for outdoor entertaining and relaxation. The current asking price is $397,500.

At Ovation in Buckhead, this two-bedroom, two-bathroom corner unit brings 1,233 square feet on the 11th floor. Per the listing, the 2006 condominium is “completely modernized” with new stainless steel appliances, new paint, and new carpet in the master and guest suites. It also offers 270-degree views of Buckhead and downtown from almost every room. The current asking price is $400,000, but the monthly outlay will bump up with $550 HOA fees.

Minutes from East Atlanta Village, this 2002 Craftsman-inspired home on Leah Lane includes three bedrooms and three bathrooms in 2,068 square feet, making it the largest option in this comparison. Architectural details range from transoms on both interior and exterior windows to built-ins and tray ceilings. The two-story front porch is complemented by a back deck that overlooks the fenced backyard. Asking price is $399,900.

In this corner unit at Museum Tower in downtown, there are two bedrooms and two bathrooms in 1,362 square feet. From the floor-to-ceiling windows of the 2002 condo, enjoy views of Pemberton Place, the Georgia Aquarium, and the National Center for Civil and Human Rights. Monthly HOA fees of $575 cover cable TV, high-speed internet, a fitness center, rooftop pool, and more. Initially listed in June, two price cuts have brought the current ask to $399,000.

Situated on Defoor Avenue in Underwood Hills, this 1943 bungalow has three bedrooms and two bathrooms in 1,324 square feet. Design elements include original hardwood floors in the living room, decorative crown molding in one bedroom, and what appears to be painted paneling in a second bedroom. The home originally hit the market in August but just received a price cut, down to $400,000.
