For $950K, custom Old Fourth Ward modern brings primo rooftop living room, kitchen

In a section of Old Fourth Ward where modern-style dwellings have become more common than bungalows, this corner-lot property is inviting homebuyers to “be a part of Atlanta’s best neighborhood” and live “the true Beltline lifestyle.”

The price to achieve that is $950,000, as posted this week with Avenue Realty.

Last time this home blipped the radar it was partially finished next door to a sibling property, also by Regal Custom Homes, with a flipped floorplan.

Two years later, it brandishes customizations throughout that modern zealots will probably find alluring. Those include: Lutron light switches, Nest thermostats, security cameras (it is quite exposed, after all), built-out closets, an embedded sound system, and solar shades for most windows.

The grandaddy of the upgrades, however, is on the roof. That’s where the most stylish pergola in recent memory helps shade what’s basically another main living level outdoors, replete with a kitchen and TV entertainment space.

Pertinent numbers: 2,496 square feet; three bedrooms; three full baths; two half-baths; a two-car garage; and about eight blocks to Ponce City Market.

The home listed for $879,000 in 2017 and ended up selling for $40,000 less, early the next year.
