Pre-sales have launched for a contemporary-style, mixed community of townhomes and standalone houses in Brookwood that developers say will help alleviate Atlanta’s housing shortage, if even in a small way.

Tucked off Peachtree Road near the restaurant row that includes R. Thomas’, Watershed, and Uncle Julio’s, a project called 28th at Brookwood is planned where Midtown’s cosmopolitanism meets the southern reaches of Buckhead.

The mix includes 18 townhomes and five freestanding, detached residences in a similar style. Prices begin in the mid-$700,000s.

Expect four-story “lock-and-leave” offerings with features such as monochrome brick exteriors and sky terraces, developers say.

Townhomes will have four bedrooms, while standalone dwellings will also have media rooms and “deluxe master suites.” Elevators are optional.

“Intown home inventory is tight, especially in sought-after submarkets like Brookwood and South Buckhead,” said Shirley Gary, president and CEO of Engel & Völkers Buckhead Atlanta, which is partnering with developer Rockhaven Homes. “We’re excited to bring 28th at Brookwood to the neighborhood as a new, luxury home option for a range of different buyers.”

Beyond nearby eateries, the location provides walkability to the Beltline’s Northside Trail and Tanyard Creek Park. Which is obviously a plus.

The community is expected to be finished this year, officials said.
