The area around Perimeter Mall has become fertile ground for an urban-style renaissance like few OTP communities have ever seen.

As transformative proposals such as Grubb Properties’s Park at Perimeter Center East mixed-use build and Trammell Crow’s Twelve24 office component were announced, eyebrows raised about the potential for places like Dunwoody to boast density that would impress an intown developer.

Now, construction of the latter development is well underway, creating 16 floors decked out with more than 300,000 square feet of Class A office space, 11,000 square feet of upscale restaurants and retail, and amenities aplenty—all a stone’s throw from the Dunwoody MARTA Station.

And next month, a Hyatt Place hotel is scheduled to break ground at the Twelve24 site, promising a high-end lodging option that people can travel to from the airport without ever getting into a vehicle, officials tell Curbed Atlanta.

The hotel is expected to stand 10 stories with 180 rooms. Guests and Twelve24 tenants will share an elevated outdoor terrace level between the two buildings, according to developer Trammell Crow.

About half of the office block, on track to deliver in early 2020, will be taken up by national staffing company Insight Global’s headquarters, which is currently based in neighboring Brookhaven.

Twelve24 is ascending now across the MARTA station from the new State Farm corporate campus and a block east of the (finally progressing) High Street site.

Elsewhere in the city, Grubb Properties is mapping out a mixed-use development that seeks to build 900 condos in four towers at a 19.4-acre site.

Grubb’s Park at Perimeter Center East could also bring nearly three acres of green space to the community, along with a multi-use trail network.
