Fresh renderings: Block-consuming, multi-tower Midtown project set to begin ascent

Cranes are going up around Midtown’s 1105 West Peachtree site, where a major multi-tower development is soon to begin vertical construction, project leaders tell Curbed Atlanta.

By mid-April, three cranes will stand on the property, which is expected to one day house three towers offering office space, for-sale luxury condos, and hotel rooms.

The 31-story office tower’s ascent will likely be visible from the street within the next 30 days, says Chris Ahrenkiel, developer Selig Enterprises’s executive vice president of commercial leasing and office development.

Ahrenkiel adds that the 660,000-square-foot tower—the project’s “800-pound gorilla”—will become “one of Atlanta’s most heavily amenitized office buildings,” featuring a nearly one-acre sky plaza, 20,000 square feet of retail and restaurants, and 10,000 square feet of conference space.

Prominent Atlanta law firm Smith, Gambrell & Russell has inked a lease for four floors—more than 100,000 square feet—in the office tower.

The residential tower, called 40 West 12th, is expected to bring 64 condominiums with sprawling balconies, per Ahrenkiel.

Most of the condos would also have indoor-outdoor glass fireplaces wrapped in floor-to-ceiling marble, according to Engel & Volkers president and CEO Christa Huffstickler, who’s handling sales and marketing for the residences.

Condo sales will begin in earnest in coming weeks, Huffstickler says.

Condo residents, she adds, will have at their disposal the residential tower’s indoor pool deck, which would have a large sliding door that opens up to the outdoors, lending an open-air feel.

They’d also have access to the outdoor pool at the adjacent 178-key Marriott Autograph Collection hotel. (Hotel guests would not be able to use the pool at the residential tower.)

Ahrenkiel says the project is still on track for a May 2021 delivery.
