Midtown development pipeline includes 26 major projects right now

A years-long building boom continues all across the Atlanta subdistrict

This year brought a laundry list of high-profile development projects to fruition in one of Atlanta’s fastest-growing subdistricts.

Even today, Midtown construction cranes are nearly as ubiquitous as e-scooters, dotting the skyline with promises of a taller, denser, and more vibrant community.

In 2019, nine major developments wrapped, according to Midtown Alliance: Welcome, Coda, Alexan on 8th, AC/Moxie Hotel Midtown, Vireo, Pershing Point, Forty by SCAD, Boundary, 208 12th Street, and one urbanized Whole Foods Market (the Southeast’s largest) with a party on the roof.

All the while, new development ambitions have cropped up, long-proposed ideas have inched toward realization (or fizzled), and dirt and heavy machinery keep moving at breakneck pace.

Midtown Union

UNDER CONSTRUCTION—Long-percolating and now materializing, the block-consuming, mixed-use development Midtown Union broke ground this fall. In the first phase alone, the Granite Properties project is slated to deliver more than 600,000 square feet of office space within a 26-story tower, an 18-floor residential building with 355 apartments atop eight levels of parking, a 12-story hotel, and 30,000 square feet of retail.

Anthem Headquarters

UNDER CONSTRUCTION—One of a trio of Portman Architects-designed tower developments lining a few blocks of West Peachtree Street, the first Anthem office building is expected to open in early 2020. A sister glassy tower is underway as well, next door (see next entry).

UNDER CONSTRUCTION—The third piece of Portman Architects’s three-project puzzle on West Peachtree Street, 712 West Peachtree is also poised to house offices for the Anthem healthcare company. It’s scheduled to open in 2021.

UNDER CONSTRUCTION—Another transformation of a full city block, Selig Enterprises’s $530 million multi-tower development is projected to feature 675,000 square feet of office space, a 64-unit condo tower, and a 178-key Hotel. Rumor has it Google plans to claim a significant chunk of the office component.

PROPOSED—Across the street from the Arts Center MARTA Station, The Hanover Company intends to build a 40-story mixed-use tower bordering the planned extension of 15th Street. The project would bring 8,600 square feet of ground-level retail beneath 258,000 square feet of office space and 328 market-rate apartments. The developer is eyeing a 2021 groundbreaking, once construction of the new street section wraps.

Hub on Campus

PROPOSED—Just west of the Midtown MARTA Station, Chicago-based developer Core Campus is planning a 20-story student housing tower that would house nearly 800 beds and 5,600 square feet of ground-level retail. The site currently houses a low-rise nightclub.

Norfolk Southern headquarters

UNDER CONSTRUCTION—In March, Cousins Properties broke ground on the million-square-foot behemoth slated to house the new HQ of railroad giant Norfolk Southern. Expected to open in mid-2021, the office project would also feature 13,000 square feet of retail, as well as a “food hall-style dining facility,” sprawling green spaces on rooftops and at street-level, and a 24/7 fitness center.

UNDER CONSTRUCTION—This expansion of a 1980s office tower is well underway, but new renderings and details surfaced recently. They show plans for a six-story, 125,000-square-foot office and retail podium wrapped around the foot of the tower. The tower itself is also growing by one story—or 25,000 square feet.

The Mark

UNDER CONSTRUCTION—A 1.1-acre site at the corner of 10th and Spring streets, long the home of Domino’s Pizza, is in full construction mode. Landmark Properties and CityLife Development Partners are building a 28-story student housing tower, to include more than 280 apartments, called The Mark. Expected debut: fall 2020.

PROPOSED—Not much has changed since last year, but the potentially 46-story mixed-use tower by developer Trillist, which would squeeze between Peachtree Street and Crescent Avenue where they both meet 13th Street, is still in Midtown’s development pipeline and expected to go before the Development Review Committee next year.

Colony Square’s reimagined retail

UNDER CONSTRUCTION—North American Properties has undertaken a massive overhaul of the retail experience at one of Midtown’s original high-rise developments. A food hall and a dine-in movie theater are in the works now, and the whole shebang is scheduled to wrap sometime in 2020.

Winship Cancer Institute

UNDER CONSTRUCTION—Emory University in November broke ground on its new cancer research facility, which would include a 17-story, 455,000-square-foot tower fronting Peachtree Street and a large pedestrian plaza.

8th @ West

PROPOSED—Cousins Properties’s blade-shaped 8th @ West promises 31 stories with 470,000 square feet of offices and a smattering of retail at the base. The development is said to be on track to deliver in spring 2021, per Midtown Alliance, but recent activity at the site has been minimal. Given that existing low-rise buildings still stand, the 2021 outlook probably isn’t reasonable anymore.

UNDER CONSTRUCTION—China-based developer Dezhu is on track to debut all 150 luxury condos at the corner of Juniper and 5th streets in Spring 2020. Current listings span from the mid-$500Ks to low $800Ks.

North Avenue MARTA TOD

PROPOSED—A major transit-oriented development is in initial planning stages for Midtown’s North Avenue MARTA Station, a project that would build up from the transit stop’s existing infrastructure.

PROPOSED—Back in 2016, MARTA entered discussions to develop up to four high-rises above Arts Center Station in Midtown. Developers Cousins Properties and Integral Group have unveiled limited plans for the project, but there isn’t a timeline; MARTA seems more focused on building out stations in Decatur, Edgewood, and elsewhere at the moment.

PROPOSED—Chicago-based CA Ventures wants to build a 32-story tower—with 12,000 square feet of retail at the base—that would overlook Peachtree and Eighth streets where a couple of low-rise restaurant buildings stand now. With 417 apartments, it would be the largest of three CA proposals in Midtown and Buckhead. In recent weeks, the developer has said no firm construction timeline has been established.

PROPOSED—Part of Selig Enterprises’s decade-in-the-making 12th & Midtown mega-project, the legit skyscraper of 51 stories would inject more people than retail into the area (plans, at last check: 207,100 square feet office space, 56 residential units, 253 hotel rooms, and 6,000 square feet of retail). The project’s schedule appears to be up in the air.

Another SCAD student housing tower

PROPOSED—SCAD is planning to develop a 20-story student housing tower across the Connector from Atlantic Station. The project, as proposed, would feature nearly 1,000 beds for SCAD students, a dining hall and food market, and a 33,000-square-foot auditorium, just south of where Spring Street meets the Buford-Spring Connector. The school completed another student tower in the vicinity this year.

PROPOSED—Developer Toll Brothers recently unveiled plans for a luxury residential project that would claim a 1.35-acre site in residential Midtown, just west of Piedmont Park. All told, the apartment building is expected to stand 17 stories and offer 175 luxury residences.

UNDER CONSTRUCTION—A two-structure development across the street from Bobby Dodd Stadium will bring 239 apartments for students (750 beds total) in buildings standing seven and 12 stories, according to initial plans.

PROPOSED—Not much is known about the luxury condo project proposed near Ansley Park by the development group founded by a man coined “Atlanta’s Emperor of Empty Lots,” but rough sketches for the project emerged earlier this year.

UNDER CONSTRUCTION—After fielding design suggestions from Midtown’s Development Review Committee, developer Noble Investment Group is moving forward with a revised, 14-story hotel project next to the Fox Theatre. The high-end hotel is slated to feature 154 rooms under the Marriott Courtyard Flag, as well as 128 more in its Marriott Element section.

Juniper Street residential high-rise

PROPOSED—Dallas-based StreetLights Residential plans a 26-story tower at 5th and Juniper streets, a project that would replace surface parking and several vacant structures behind Saint Mark United Methodist Church. Per developers, it would produce 299 market-rate apartments, 4,000 square feet of retail, and 568 parking spaces.

PROPOSED—Although developer Olympia Heights has secured a land disturbance permit and kicked off preliminary site work, we’re reluctant to call this one “under construction,” since it’s been talked about for so many years. If realized, though, the potentially skyscraping residential and office tower would be one of Atlanta’s tallest.
