Midtown's Latest Projects Mapped

Midtown — Atlanta's hotbed for development — is dominated by construction projects these days. Since we last updated the development map of the area in November, a slew of new projects have broken ground or been proposed. Currently, 17 projects currently under construction, including three which were just in the planning phase a few months back: Tech Square labs, AMLI Arts Center, and 22 14th street. With 25 more planned or pending, including a few newcomers to the list — the Standard, Campanile, and 1280 West Peachtree among them — here is an updated map of what's coming in Midtown.

NCR Corporate Headquarters

UNDER CONSTRUCTION - This corporate headquarters tower is slated to bring more than half-a-million square feet of office space to the Tech Square area. Designed by Duda Paine in collaboration with Gensler, the tower is anticipated to be delivered in 2018.

UNDER CONSTRUCTION - This 23-story residential tower is bringing 327 rental units across the street from the Federal Reserve. Designed by Preston Partnership, the tower should be completed next summer.

UNDER CONSTRUCTION - This 29-story residential building atop a six-story podium will bring 450 residential units and 13,000 square feet of retail to a site snuggled up against Williams Street and the Connector, between Peachtree Place and 8th Streets. Designed by SK+I Architecture, the Mill Creek development will open in summer 2017.

UNDER CONSTRUCITON - At just six stories, this is one of the most diminutive buildings rising in Midtown right now. The former Checkers site will contain 328 residential units and 13,000 square feet of retail space designed by Wallace Garcia Wilson Architects. The project should open this fall.

UNDER CONSTRUCTION - Going up across from the Fox Theatre, and consuming a large portion of the block between North and Ponce de Leon avenues, this three-story research and medical building is a letdown for those craving density on Peachtree. The VOA Associates and Perkins + Will-designed structure has been hit by a range of delays, with completion now pushed to some time in 2017.

UNDER CONSTRUCTION - While Midtown Alliance notes this renovation of the existing 10-story office building as still in the "planning phase," construction fences tell a different story. Designed by ASD/SKY, the re-envisioned building will bring retail space to the Peachtree Street frontage.

PROPOSED - The latest off-campus housing option proposed for Georgia Tech students, the Standard could feature 280 units and 11,200 square feet of retail space. Developers Landmark Properties & Selig Enterprises have not released an expected time frame for construction.

High Performance Computing Center

PROPOSED - Plans have been in the works for some time for a massive development at Technology Square, anchored by a 24-story tower. Designed by Portman Holdings, the complex could feature 620,000 square feet of offices, a 100,000-square-foot computing center, and 46,500 square feet of retail space. No dates have been determined as of yet.

PROPOSED - Dewberry Capital recently announced plans to add six stories to the top of their existing office building across the street from Colony Square. The renovation would also provide a retail podium featuring 77,000 square feet of shops and restaurants on all four sides of the block. No schedule has been released.

PROPOSED - This eight-story condo building will bring 14 units to 14th Street near Piedmont Park. Designed by Kuo Diedrich, the building could break ground soon, with developer Kim King Associates beginning the permit process recently.

208 12th Street

PROPOSED - This four-story, 10-unit condo development with a retail space at street level was designed by Praxis 3. Since being announced by Elmhurst Capital last year, no new information has been released.

PROPOSED - A six-story residential designed by Smith Dalia Architects, the project could bring 158 units to south Midtown. No word from developer Southeast Capital Companies on a timeline.

PROPOSED - This 28-story residential tower designed by ODA will replace the long-abandoned two-story building across from the Fox Theatre with 150 residential units and 4,000 square feet of retail space.
