Last year, Midtown snatched national recognition as a "Great Place to Live," as development in the neighborhood continued to ratchet up. As we settle in to 2017, the horizon shows no hints of the growth slowing down.
While some projects have wrapped from our summer 2016 development map, more have been announced to fill the gaps, keeping the number of oncoming and predicted Midtown developments in the 40-something range. Not all projects are colossal, but collectively, this amount of activity is fairly staggering for a single submarket.
UNDER CONSTRUCTION - Languishing in development purgatory, this three-story medical research facility has been on hold forever, though recent talk of funding boosts provide some hope. Across the street from the Fox Theatre, the VOA Associates and Perkins + Will-designed structure's completion date is a big mystery.
UNDER CONSTRUCTION - This distinctive five-story residential building designed by Mack Scogin Merrill Elam is delivering 48 luxury condo units to Peachtree Street, just across from the High Museum. Work has been delayed, but claimed and unclaimed units (with prices up to nearly $4 million) should deliver very soon.
UNDER CONSTRUCITON - At just six stories, this is one of the most diminutive buildings rising in Midtown right now. The former Checkers site will contain 328 residential units and 13,000 square feet of retail space designed by Wallace Garcia Wilson Architects. After more than a year of delays, the building should open this May.
UNDER CONSTRUCTION - Bucking the trend of high-rise development, this eight-story residential building will feature 218 units. Designed by Lord Aeck Sargent, the Alliance Residential project is about nine months behind schedule but should be done by this summer.
UNDER CONSTRUCTION - Work is wrapping up on the Piedmont Park-adjacent 28-story and five-story residential buildings designed by Rafael A. Garcia & Associates. The project consists of 327 residential units and 3,200 square feet of retail space.
UNDER CONSTRUCTION - This swanky, 29-story residential building atop a six-story podium will bring 450 residential units and 13,000 square feet of retail to a site snuggled up against Williams Street and The Connector, between Peachtree Place and 8th Streets. Designed by SK+I Architecture, the Mill Creek development should open this summer.
UNDER CONSTRUCTION - This 23-story residential tower is bringing 327 rental units across the street from the Federal Reserve. Designed by Preston Partnership, the tower should be complete this summer.
UNDER CONSTRUCTION - This corporate headquarters will comprise two towers and is slated to bring more than 750,000 square feet of office space to the Tech Square area. Designed by Duda Paine in collaboration with Gensler, the towers are anticipated to be delivered in 2018.
UNDER CONSTRUCTION - The tallest building to begin construction since the recession, this 38-story residential tower designed by Smallwood Reynolds will contain 400 residential units and 6,500 square feet of retail space. The project is in full swing, with completion anticipated by developers The Related Group in the fall.
PROPOSED - Since being proposed, the building has dropped from 51 stories to 45, with a reduction in expected retail units from 364 to 323. Designed by Smallwood Reynolds it would contain over 20,000 square feet of retail space.
PROPOSED - One of Atlanta's most anticipated residential towers has been slated to rise for years at Peachtree and 6th streets. While Integral Group indicated the 32-story Perkins + Will-designed tower could start rising last year, the site is still a parking lot.
PROPOSED - The first of two proposed towers designed by Perkins+Will would top out at 70 stories on the former "Symphony Center" site. Master planned by Richard Meier, the project would likely start with No2 Opus Place, which would be the second tallest building in Atlanta.
UNDER CONSTRUCTION - This 30-story residential building is well on its way to brining 351 rental units and 3,400 square feet of retail space to West Peachtree Street, immediately across from MARTA's Arts Center Station. Work is slated to wrap on the project by the end of the summer.
UNDER CONSTRUCTION - Demolition is wrapping up at West Peachtree and 7th streets for the 22-story residential building slated to feature 356 units and 10,000 square feet of retail space. Designed by Rule Joy Trammell + Rubio for Trammell Crow, the tower will loom over The Cheetah.
PROPOSED - The 19-story hotel designed by Lindsay Pope Brayfield Clifford & Associates would feature 169 rooms. While Midtown Alliance indicates the project is under construction, and demolition of the restaurant on the site happened last summer, currently the site sits idle.
UNDER CONSTRUCTION - Designed by Rule Joy Trammell + Rubio for Wood Partners, the 19-story residential building is slated to bring 198 units and 1,200 square feet of retail between 12th and 11th streets.
PROPOSED - The development would feature two buildings, 45 and 11 stories, housing offices, residential and commercial space. Designed by Stevens & Wilkinson, it could feature 190,000 square feet of office space, 12,200 square feet of retail, 206 residences, and 140 hotel rooms.
UNDER CONSTRUCTION - Located next door and under the under-construction Apogee Midtown project, the planned three-story, 72,000-square-foot grocery store was designed by Phillips Partnership.
UNDER CONSTRUCTION - Construction has gone vertical on the Greystar Real Estate Partners project which is bringing two buildings to north Midtown. A 27-story residential tower with 328 units is expected to be completed in early 2019, while the 14-story hotel with 176 rooms will finish in summer 2018.
UNDER CONSTRUCTION - Work has started to prep the site for Pollack Shores' five-story residential building. Designed by Lord Aeck Sargent, the building will bring 256 apartments and 13,500 square feet of retail to a property adjacent to the Connector.
PROPOSED - Noble Investment proposes the 10-story dual-branded hotel designed by Cooper Carry to bring 300 rooms to a site next to the Four Seasons. The parking lot the building is slated to rise on is now closed, and work could begin soon.
UNDER CONSTRUCTION - Work is underway at the former parking lot at Peachtree and 7th streets to prepare for Hanover's 28-story mixed-use tower. Designed by Solomon Cordwell Buenz, the building will feature 350 residential units, more than 43,000 square feet of office space, and 11,000 square feet of retail. The building is scheduled to be completed in spring 2019.
PROPOSED - A six-story residential endeavor designed by Smith Dalia Architects, the project could bring 158 units to south Midtown. No word from developer Southeast Capital Companies on a timeline.
UNDER CONSTRUCTION - This 24-story residential tower designed by ODA is replacing the long-abandoned two-story building across from the Fox Theatre with 150 residential units and 4,000 square feet of retail space. The JPX Works project is already going vertical and should top out before summer, officials say.
PROPOSED - This four-story, 10-unit condo development with a retail space at street level was designed by Praxis 3. Since being announced by Elmhurst Capital in 2015, no new information has been released.
UNDER CONSTRUCTION - A rare office venture for Midtown, this 10-story medical office building designed by Cooper Carry for Brand Properties will be operated by Northside Healthcare. Demolition cleared the site this week, with work expected to start soon on excavation.
UNDER CONSTRUCTION - Site work is underway for a massive development at Technology Square, anchored by a 22-story tower. Designed by Portman Holdings, the complex, now named Coda, should feature 620,000 square feet of offices, a 100,000-square-foot computing center, and 46,500 square feet of retail space, all around an active plaza. The groundbreaking was held in December, with hopes the building will be done in early 2019.
PROPOSED - This eight-story condo building will bring 14 units to 14th Street near Piedmont Park. Designed by Kuo Diedrich, the building began the permitting process last year, but no new news has come since.
UNDER CONSTRUCTION - Work is finally wrapping up on the transformation of the outdated office building at Peachtree and 3rd streets. Designed by ASD/SKY, the re-envisioned building has brought new retail space to the Peachtree Street frontage.
PROPOSED - SCAD is proposing to replace existing student housing located in an old hotel with a 500-bed dormitory. Designed by Dawson Architects, the building would also feature a shop and bookstore.
UNDER CONSTRUCTION - Site work is underway on the latest off-campus housing option for Georgia Tech students; The Standard will feature 280 units and 11,200 square feet of retail space across 19 floors. Developers Landmark Properties and Selig Enterprises have not released a timeline for completion.
PROPOSED - Last year, Dewberry Capital announced plans to add six stories to the top of their existing office building across the street from Colony Square. The renovation would also provide a retail podium featuring 77,000 square feet of shops and restaurants on all four sides of the block. No schedule has been released.
PROPOSED - Plans by Praxis 3 have been in place for the last few years to convert the five-story office building into 98 residential units and 5,000 square feet of retail space. However, little movement has come of the proposal lately.
PROPOSED - This project by Parkside Partners could see the overhaul of an existing three-story office building across from Arts Center MARTA Station. The building will serve as the headquarters for Interface and feature silhouetted trees on the glass facade.
UNDER CONSTRUCTION - North American Properties is planning a massive overhaul of the retail experience at one of Midtown's original high-rise developments. As the facility nears its 50th birthday, expect to see major changes on Peachtree Street, which could include an Apple Store, upscale shopping, high-end restaurants, and eventually an additional tower.
UNDER CONSTRUCTION - A major overhaul of the facility is getting underway, sprucing up the Alliance Theatre and providing new support spaces for the building's 50th anniversary. Designed by Trahan Architects, the project will be complete in 2018.
PROPOSED: Georgia Tech has announced their intentions to purchase the historic hotel and incorporate the facility into the Tech Square district. No word on what it means for the building, other than the fact that Tech intends to preserve its historic integrity.
PROPOSED: Still in initial planning stages, a 238-room hotel atop a parking deck is being proposed across Ponce de Leon Avenue from the Fox Theatre. The parking lot-eating building would rise 18 floors and be designed by tvsdesign.
PROPOSED: Lennar Multifamily Communities is hoping to bring a 27-story tower (announced nearly a year ago) to the area by Piedmont Park. Proposed on 13th Street, between Juniper Street and Piedmont Avenue, the tower could have 307 units atop seven stories of parking. Construction should start soon.
PROPOSED - In June of 2016, MetLife announced that, in collaboration with JLL, they are planning a massive mixed-use transit oriented development near Arts Center MARTA station. Details are scant about what could actually happen on the 8.5-acre site, which could potentially include the Arthritis Building also slated for renovation.
PROPOSED - Announced just a few weeks ago, this Selig project would swallow the entire block bounded by West Peachtree Street and Peachtree Walk between 12th and 13th streets. The project could include a 32-story office tower with 645,000 square feet of space and a second tower with 80 residential units and a 150-key boutique hotel.
UNDER CONSTRUCTION - A tired 1960s office building just south of 17th Street on Peachtree Street is being upgraded. A new glass facade and bright stair tower should breathe new life into the building.
UNDER CONSTRUCTION - Announced last year, this dated two-story office building is being overhauled. Payscape plans to claim the updated 40,000-square-foot facility when completed.
PROPOSED - Announced as a 42-story tower, featuring 213 hotel rooms and 56 condo residences, the Smallwood, Reynolds, Stewart, Stewart-designed tower would replace the two-story midcentury Crescent Place Apartments.
UNDER CONSTRUCTION - A new club and rooftop terrace are being added to the Fabulous Fox, upping the ante for a night out. With multiple bars, including three on a terrace over Peachtree Street, the posh Marquee Club experience won't come cheap.
