Despite some blips in the development market in the last few months  and even some cries of a possible bubble — development is still charging along in Midtown. With projects ranging from office renovations, to massive residential high-rises, there seems to be no slowing this train. Emory Proton Treatment Center

UNDER CONSTRUCTION - Going up near the Fox Theatre, and consuming a large portion of the block between North and Ponce de Leon avenues, this three-story research and medical building is a letdown for those craving density on Peachtree. The VOA Associates and Perkins + Will-designed structure completion date was pushed to next year, but the project is pretty much stuck in development purgatory.

UNDER CONSTRUCTION - Located on Peachtree Street, this 12-story residential building designed by Niles Bolton Associates finally got a name: Trace. Work is wrapping up to complete the 290 residential units and 6,300 square feet of retail space, with an opening coming soon.

UNDER CONSTRUCTION - Under development for more than a year, this 32-story residential building designed by Smallwood Reynolds is nearing completion. The building is bringing 400 residential units and 11,500 square feet of retail space to the intersection of 14th and West Peachtree streets, and is an almost-identical twin to Skyhouse just two blocks south.

UNDER CONSTRUCTION - Another addition to the Piedmont Park side of town, this 25-story residential building designed by YOO Design Studio and the Corcoran Ota Group and will contain 245 residential units and a small amount of retail space. Expect it to open by the end of the year.

One Museum Place

UNDER CONSTRUCTION - This distinctive five-story residential building designed by Mack Scogin Merrill Elam will bring 48 luxury condo units to Peachtree Street, just across from the High Museum. With the structure almost complete, residents should be able to move in sometime this fall.

UNDER CONSTRUCITON - At just six stories, this is one of the most diminutive buildings rising in Midtown right now. The former Checkers site will contain 328 residential units and 13,000 square feet of retail space designed by Wallace Garcia Wilson Architects. The project should open this fall.

Broadstone Terraces

UNDER CONSTRUCTION - Bucking the trend of high-rise development, this eight-story residential building will feature 218 units. Designed by Lord Aeck Sargent, the Alliance Residential project should wrap this fall.

Azure on the Park

UNDER CONSTRUCTION - Located near Piedmont Park, the 28-story and five-story residential buildings designed by Rafael A. Garcia & Associates consist of 327 residential units and 3,200 square feet of retail space. The project should be complete this fall.
UNDER CONSTRUCTION - This 29-story residential building atop a six-story podium will bring 450 residential units and 13,000 square feet of retail to a site snuggled up against Williams Street and The Connector, between Peachtree Place and 8th Streets. Designed by SK+I Architecture, the Mill Creek development could open in summer 2017.

UNDER CONSTRUCTION - This 23-story residential tower is bringing 327 rental units across the street from the Federal Reserve. Designed by Preston Partnership, the tower should be complete next summer.

NCR Corporate Headquarters

The project is in full swing, with completion anticipated by developers The Related Group in fall 2017.

PROPOSED - At 35 stories, this proposed residential building designed by Perkins + Will would rise on a parking lot on Peachtree Street, just next door to Viewpoint. Advocates of envelope-pushing design have been waiting with baited breath for two years now, but delays keep coming.

PROPOSED - This trio of residential towers designed by Arquitectonica top out at 60, 57 and 38 stories and would bring a staggering 1,300 units, 270 hotel rooms, and 92,000 square feet of retail to the former "Symphony Center" site.

PROPOSED - Recently testing began on the parking lot that's slated to become a 28-story mixed-use tower. Designed by Solomon Cordwell Buenz, the building will feature 350 residential units, more than 43,000 square feet of office space, and 11,000 square feet of retail.
PROPOSED - A six-story residential endeavor designed by Smith Dalia Architects, the project could bring 158 units to south Midtown. No word from developer Southeast Capital Companies on a timeline.

Peachtree & 3rd

PROPOSED - This 28-story residential tower designed by ODA will replace the long-abandoned two-story building across from the Fox Theatre with 150 residential units and 4,000 square feet of retail space. Developer JPX Works indicated site work should begin in a few months, with construction commencing by summer.

PROPOSED - This four-story, 10-unit condo development with a retail space at street level was designed by Praxis 3. Since being announced by Elmhurst Capital last year, no new information has been released.

1117 Spring Street

PROPOSED - Designed by Cooper Carry for Brand Properties, this building would feature 200,000 square feet of medical offices across 10 floors. Revised plans were released earlier this year, possibly indicating the project will move forward soon.
PROPOSED - Plans have been in the works for a massive development at Technology Square, anchored by a 24-story tower. Designed by Portman Holdings, the complex, now named Coda, should feature 620,000 square feet of offices, a 100,000-square-foot computing center, and 46,500 square feet of retail space, all around an active plaza. While a celebration was recently held to herald the project, no definite start date has been released.

238 14th Street

PROPOSED - This eight-story condo building will bring 14 units to 14th Street near Piedmont Park. Designed by Kuo Diedrich, the building could break ground soon; developer Kim King Associates began the permit process recently.

715 Peachtree Street

UNDER CONSTRUCTION - While Midtown Alliance notes this renovation of the existing 10-story office building as still in the "planning phase," construction fences tell a different story. Designed by ASD/SKY, the re-envisioned building will bring retail space to the Peachtree Street frontage.

Spring House

PROPOSED - SCAD is proposing to replace existing student housing located in an old hotel with a 500-bed dormitory. Designed by Dawson Architects, the building would also feature a shop and bookstore.

The Standard

PROPOSED - The latest off-campus housing option proposed for Georgia Tech students, The Standard could feature 280 units and 11,200 square feet of retail space across 19 floors. Developers Landmark Properties and Selig Enterprises have not released a timeframe for construction, but with permits issued for demolition of the buildings currently on the site, construction could start soon.

PROPOSED - Dewberry Capital recently announced plans to add six stories to the top of their existing office building across the street from Colony Square. The renovation would also provide a retail podium featuring 77,000 square feet of shops and restaurants on all four sides of the block. No schedule has been released.

Arthritis Foundation Building Conversion

PROPOSED - Plans by Praxis 3 have been in place for the last few years to convert the five-story office building into 98 residential units and 5,000 square feet of retail space.

1280 West Peachtree Loft Offices

PROPOSED - While not included on the Midtown ATL website, this project was proposed late last year. Parkside Partners would put $12 million into the overhaul of an existing three-story office building across from Arts Center MARTA Station.

Colony Square

UNDER CONSTRUCTION - North American Properties is planning a massive overhaul of the retail experience at one of Midtown's original high-rise developments. As the facility nears its 50th birthday, expect to see major changes on Peachtree Street, which could include an Apple Store, upscale shopping, and high-end restaurants.

The Woodruff Arts Center

PROPOSED: A major overhaul of the facility will soon get underway, sprucing up the Alliance Theatre and providing new support spaces for the building's fiftieth anniversary. Designed by Trahan Architects, the project could even include a complete overhaul of the relationship of the building with Peachtree Street, though details on that are still hazy.

Atlanta Biltmore Hotel

PROPOSED: Georgia Tech has announced their intentions to purchase the historic hotel and incorporate the facility into the Tech Square district. No word on what it means for the building, other than the fact that Tech intends to preserve its historic integrity.

640 Peachtree

PROPOSED: Still in initial planning stages, a 238-room hotel atop a parking deck is being proposed across Ponce de Leon Avenue from the Fox Theatre. The parking lot-eating building would rise 18 floors and be designed by tvsdesign.

195 Thirteenth Street

PROPOSED: First announced back in April, Lennar Multifamily Communities is hoping to bring a 27-story tower to the area by Piedmont Park. Proposed on 13th Street, between Juniper Street and Piedmont Avenue, the tower could have 307 units atop seven stories of parking.

MetLife Mixed-Use

PROPOSED: In just the last week, MetLife has announced that, in collaboration with JLL, they are planning a massive mixed-use transit oriented development near Arts Center MARTA station. Details are scant about what could actually go in on the 8.5-acre site, which could potentially include the Arthritis Building also slated for renovation.
